It depends on where you are: many US states, and many countries, require a receipt on request — and cash payments almost always require one. Even where it isn't mandatory, issuing receipts protects both sides, because a signed record of what was paid and when is what settles any later dispute.
The tenant's name, the property address, the rental period the payment covers (e.g. '1–31 March'), the amount received, the date it was received, the payment method, and the landlord's or manager's name. If the payment was partial, show the balance still owing for the period.
