What is a schedule of values?

It's a breakdown of the total contract sum into individual line items (e.g. foundation, framing, electrical). You bill the percentage of each line completed during the period.

How does retainage work?

The owner withholds a percentage (commonly 5–10%) of each payment until the project is substantially complete, protecting them against incomplete or defective work. Show it as a deduction on every application.

Does this template replace official AIA forms?
