A tear-off and re-roof of a 2,400 sq ft, 6/12-pitch roof in Dallas with one existing layer. The company and homeowner are made up; the prices are typical for architectural shingles.

| Tear-off and disposal, 1 layer | 24 sq | $85.00 | N | $2,040.00 |
| Synthetic underlayment | 24 sq | $38.00 | N | $912.00 |
| Ice and water shield, eaves and valleys | 6 roll | $95.00 | N | $570.00 |

That works out to about $607 per square ($6.07 per sq ft) including tear-off and disposal. Shingles are ordered for 27 squares on a 24-square roof: the extra covers waste, starter and cuts. No sales tax is added because the roofer pays tax on materials when buying them, which is common on re-roofs; check your state.
Measure the footprint including overhangs, multiply by the pitch factor, then divide by 100 to get squares. A 2,150 sq ft footprint at 6/12 pitch is 2,150 x 1.118 = 2,404 sq ft, or 24 squares.
| Pitch | Pitch factor | 1,000 sq ft footprint becomes |
|---|---|---|
| 4/12 | 1.054 | 1,054 sq ft |
| 6/12 | 1.118 | 1,118 sq ft |
| 8/12 | 1.202 | 1,202 sq ft |
| 10/12 | 1.302 | 1,302 sq ft |
| 12/12 | 1.414 | 1,414 sq ft |
Pitch factor is the square root of 1 + (rise/12)². Add waste on top: about 10% on a simple gable roof, more with hips, valleys and dormers.
Total squares, pitch, number of existing layers and stories. They drive the labor price and the safety setup.
Priced per square, per layer. A second layer adds tear-off time and dump weight.
Shingles, underlayment, ice and water shield, drip edge, ridge vent and flashing, with 10-15% waste on the shingles.
You can't see rotten decking until the old roof is off. Include a number of sheets and a price per extra sheet.
Listed as their own lines so the homeowner sees what they're paying for.
The manufacturer warranty, your workmanship warranty, and when payment is due.
Measure the footprint, multiply by the pitch factor and divide by 100. One square is 100 sq ft of roof.
Squares, pitch, existing layers and the shingle line and color go in the Details box.
Replace the example rows: tear-off and labor per square, drip edge and ridge vent per linear foot, boots and flashing per piece.
State how many sheets of decking are included and the price per extra sheet, then add the dumpster and permit.
Save as PDF, send it and get the homeowner's signature before ordering materials.
Switch the estimate to an invoice, add any extra decking at your per-sheet price, and send it.
Create an invoiceMeasure the roof in squares, record the pitch and layers, then price tear-off, underlayment, shingles with waste, flashing, ventilation, a decking allowance, the permit and disposal as separate lines. Add your warranty and payment terms and have the homeowner sign.
A square is 100 square feet of roof surface. A 2,400 sq ft roof is 24 squares. Most architectural shingles come three bundles to the square, but check the wrapper.
About 10% on a simple gable roof and 15% or more with hips, valleys and dormers. Starter strips and ridge caps are often ordered separately.
Yes, as an allowance: a number of sheets included in the price and a cost per extra sheet. It's the most common reason a re-roof goes over the estimate.
Not on its own. An estimate is an approximate price. Once the homeowner signs it with your terms it can act as the agreement, which is why the terms and allowance lines matter.
Yes. Upload the .docx to Google Drive and open it with Google Docs, or open the .xlsx with Google Sheets. The Sheets version keeps the formulas, so line totals, tax and the total still calculate.
